Our SME Financing Solutions

Whether you are looking to acquire property, free up working capital, fund equipment, or access government-assisted financing, our SME lending solutions cover the full range of business financing needs.

Commercial/Residential Property Loan

For businesses looking to purchase/refinance an office, shop, factory, or residential property, our Commercial/Residential Property Loan provides SME business financing that can help. We are also able to work with you to leverage on your existing properties, and to structure repayment schemes according to your business requirements, be it a Term Loan with specific tenure every month, or interest-only repayment under a Revolving Loan structure.

Land & Construction Loan

Designed for boutique developers, our Land & Construction Loan provides funding for your land purchase, Land Betterment Charge, and construction costs. Our loan product allows you to better manage your cashflow as funding and repayment are tied to your development progress until you achieve Temporary Occupation Permit (TOP).

Machinery/Vehicle Loan

Our Machinery/Vehicle Loan provides SME financing to purchase new or used equipment and vehicles, and also for working capital purposes if you have unencumbered equipment. We are able to structure the repayment according to the useful life of the equipment and your business requirements.

Debenture Loan

Our Debenture Loan lets you unlock working capital by securing financing against unencumbered machinery, equipment, vessels, or fixed assets you already own.

Auto Dealership Financing: Block Discounting & Floor Stock Financing

We offer two SME financing products built around the specific cashflow cycle of motor dealerships.

Block Discounting Financing gives dealers the working capital to extend hire purchase or financing arrangements to customers, with automatic funds transfer and a consolidated repayment schedule to ease your operations.

Floor Stock Financing is a short-term revolving facility that funds inventory acquisition without having to pay for the full cost upfront. By paying only interest on your unsold inventories, dealers can optimise their cashflow while managing their stock turnover.

Unsecured Business Loan

For businesses that need flexible SME financing without pledging collateral, our Unsecured Business Loan is available as a term, revolving, or non-revolving facility, with options for interest-only servicing or full installment repayment. It can be used for expansion, covering a cashflow shortfall, or general working capital purposes.

Accounts Receivables/Invoice Factoring

Rather than waiting for payment on your goods and services delivered, businesses can get payment advancement by leveraging on their Trade Receivables and unpaid Invoices. Our SME financing, through Accounts Receivables Financing and Invoice Factoring, allows you to better manage your cashflow by unlocking additional working capital and only paying for what is utilised.

Shipping Loan

We offer SME financing for maritime businesses looking to finance their fleet. Our Shipping Loan is designed to finance vessels of all sizes, ranging from tugboats and barges to leisure yachts, with flexible repayment structure tailored to your business requirements and vessel profile.

Enterprise Financing Scheme

SingFinance is a participating financial institution under the Enterprise Singapore Enterprise Financing Scheme (EFS). Qualifying Singapore SMEs can access government-supported business financing granted under the specific schemes SingFinance participates in.

Share Loan

Our Share Loan lets you unlock the value of your SGX listed shares for working capital, with financing of up to 60% of your shares value and interest charged only on the amount utilised.

Finance Company Guarantee (FCG)

We are able to provide various forms of guarantees for your business, such as Performance Guarantee and Security Deposit. We are also a participating financial institution under eGuarantee@Gov for your contractual or licensing obligations to government agencies.

Mobile App and Internet Banking

SIF BIZ is SingFinance's digital banking solution for businesses, available as a mobile app and on desktop via SIF BIZ Online. Once your SME financing facility is in place, you can manage your accounts, view transaction history, place fixed deposits, make loan payments and redemptions, and perform FAST transfers to handle all types of digital financing activities from your device.

Frequently Asked Questions About
SME Financing

As a MAS-licensed finance company, SingFinance offers a relationship-driven approach to SME lending that larger institutions do not always provide. Rather than routing businesses through standardised processes, our Relationship Managers work directly with each client to understand the business's cashflow patterns and structure a facility accordingly. For SMEs with sector-specific financing needs, that level of direct engagement can make a practical difference to how a loan is structured and serviced.

Processing time varies depending on the complexity, completeness of the application, and credit assessment. Once we receive all required supporting documents, our team works to assess and respond as promptly as possible. For time-sensitive financing needs, speaking with a Relationship Manager at the outset helps ensure your application is complete from the start, which avoids unnecessary delays.

Repayment structures for SingFinance’s SME financing solutions align with business cash flow because they aren't fixed to a single template. Because we work directly with each business rather than through a standardised process, we shape tenure, instalment frequency, and repayment type around your business's specific cashflow cycle. That flexibility to structure the loan around each business, rather than fitting the business into the loan, is what sets our approach apart.

SingFinance is regulated by the Monetary Authority of Singapore, which sets standards for conduct, capital adequacy, and customer protection that all licensed finance companies must meet.

Eligibility criteria vary by product. For government-assisted facilities under the Enterprise Financing Scheme (EFS), businesses must be registered and physically present in Singapore, with at least 30% local equity held by Singaporeans or Singapore PRs, and a borrower group revenue of up to S$500 million. For other SME financing products, eligibility is assessed on a case-by-case basis. Speak with a Relationship Manager to confirm which facilities your business qualifies for.

No. Our Unsecured Business Loan and Accounts Receivables/Invoice Factoring facility are both available without collateral. Other products, such as a commercial property loan, land loan, and machinery loan are secured against the underlying asset being financed. The collateral requirement depends on the nature of the facility. A Relationship Manager can advise which structure is appropriate for your business needs.

The permitted use of funds depends on the specific facility and its terms and conditions. Most of our SME financing products are structured around Singapore-based business activities, assets, and operations. If your business has cross-border financing requirements, we recommend speaking directly with a Relationship Manager to discuss the details of your situation and confirm what is permissible under the relevant facility.
